The majority of the population in Fort McKay lives in single-family houses.
Fort McKay First Nation is mindful of the need for housing and is taking steps to ensure the community can keep up with the demand for housing to accommodate the growing population in Fort McKay. Population growth can be attributed to the local population as well as the influx of permanent and long-term employees as well as temporary workers.
While the housing preferences in Fort McKay tend to reflect traditional housing choices compared to more urbanized areas, it is anticipated that there will be an increase in demand for multi-family dwellings, such as semi-detached units, row housing, apartments and condominiums.
Based on forecasts from the Regional Municipality of Wood Buffalo, it is anticipated that Fort McKay's population will reach over 1,000 by 2030, thus requiring approximately 149 additional homes by that date. This population forecast, however, is based on the following assumptions:
- The population will grow at a constant rate of 3%,
- Fort MacKay's average household size for a single family unit will remain constant at 3.9 persons per household and
- There will be a 0% vacancy rate.
